Terms of Service

By creating an account or using RentSDK ("Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, do not access or use the Service. These Terms apply to all visitors, users, and others who access or use the Service.

RentSDK is a cloud-based property management platform that enables landlords to manage rental properties, units, leases, tenants, payments, maintenance requests, and related documents. Tenants may access the platform to view their lease, submit maintenance requests, and make rent payments.

You must provide accurate, current, and complete information when creating an account. You are responsible for maintaining the confidentiality of your password and for all activity that occurs under your account.

• Landlords register directly on the platform and are responsible for all data they enter, including tenant information.
• Tenants are invited by their landlord. By accepting an invitation, you agree to these Terms.

You must be at least 18 years old to create an account. By registering, you represent that you meet this requirement.

RentSDK offers a Free plan and a Pro plan. New landlord accounts receive a 30-day free trial of Pro features. After the trial period, your account will automatically revert to the Free plan unless you subscribe to Pro.

Pro subscriptions are billed through Stripe. By subscribing, you authorize RentSDK to charge your payment method on a recurring basis. All fees are non-refundable except as required by law or as expressly stated in these Terms.

We reserve the right to change pricing at any time. We will provide at least 30 days' notice before any price increase takes effect for existing subscribers.

Tenants may pay rent directly through RentSDK via bank transfer (ACH in the US; ACSS Debit in Canada). Payments are processed by Stripe. A service fee is charged per transaction:

• United States: 1% of the rent amount, capped at $6.00 USD.
• Canada: 0.8% of the rent amount, capped at CA$8.00.

RentSDK is not a bank or financial institution. We do not hold funds; payments are processed and settled by Stripe in accordance with Stripe's terms. Bank transfers typically settle in 1–5 business days (US) or 2–5 business days (Canada). RentSDK is not liable for delays caused by banking institutions or payment processors.

You agree not to:

• Use the Service for any unlawful purpose or in violation of any applicable laws or regulations.
• Submit false, misleading, or fraudulent information.
• Attempt to gain unauthorized access to any part of the Service or its related systems.
• Use the Service to harass, threaten, or harm any person.
• Reverse-engineer, decompile, or attempt to extract the source code of the Service.
• Resell or sublicense access to the Service without our written consent.

You retain ownership of all data you input into the Service ("Your Data"), including tenant information, lease terms, and payment records. You grant RentSDK a limited license to store, process, and display Your Data solely for the purpose of providing the Service to you. We do not sell Your Data to third parties.

Landlords are solely responsible for ensuring compliance with all applicable landlord-tenant laws, fair housing regulations, and local housing codes. RentSDK provides tools to assist with property management but does not provide legal, tax, or financial advice. You should consult a qualified professional for such matters.

The Service, including its design, text, graphics, software, and underlying code, is owned by RentSDK and protected by copyright, trademark, and other intellectual property laws. You may not copy, modify, distribute, or create derivative works of the Service without our prior written consent.

You may cancel your account at any time from your account settings. Cancellation takes effect at the end of your current billing period. We may suspend or terminate your account immediately if we determine, in our sole discretion, that you have violated these Terms.

Upon termination, your right to access the Service ceases immediately. You may request an export of Your Data within 30 days of termination. After that period, we may delete Your Data in accordance with our data retention policy.

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, RENTSDK AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOSS OF PROFITS, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO YOUR USE OF THE SERVICE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY TO YOU FOR ANY CLAIMS ARISING UNDER THESE TERMS SHALL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID TO RENTSDK IN THE TWELVE MONTHS PRECEDING THE CLAIM OR (B) $100 USD.

You agree to indemnify and hold harmless RentSDK and its affiliates, officers, directors, employees, and agents from any claims, liabilities, damages, and expenses (including reasonable attorneys' fees) arising out of your use of the Service, your violation of these Terms, or your violation of any rights of another person or entity.

These Terms are governed by the laws of the Province of Ontario, Canada, without regard to conflict of law principles. Any disputes arising under these Terms shall be resolved exclusively in the courts located in Ontario, Canada.

We may update these Terms at any time. We will notify you of material changes by email or by displaying a notice in the Service. Your continued use of the Service after changes become effective constitutes your acceptance of the updated Terms.
